Congratulations to the Allan’s of Calgary, AB for an incredible deal! This family did everything right when searching and buying a condo long distance from Canada. First they contacted me and told me exactly what they wanted and what they wanted to spend: under $200,000 for a pool view 2 bedroom condo. Well deals like that are extremely rare. Most pool view condos in Scottsdale are much higher than $200,000. I set them up on an automatic email alert program so that they received an email whenever a new property they may be interested in hit the market.

One such condo hit the market on Friday morning, they called me immediately. It was a gorgeous fully updated 2 bedroom plus loft condo in the Edge at Grayhawk with a perfect pool view from the living room, both bedrooms and spacious balcony, all new stainless steel appliances. The original owner paid $435,000 and now it was priced at $179,900! That is a steal of a deal and they knew it. They immediately put in an offer for almost full price before a bidding war started. If they had they waited to fly down to view the property there definitely would have been multiple offers within a few days. Because they offered almost the full list price on the very first day on the market they got it. The competition from all of the other buyers looking for the same thing was avoided. Now that is acting smart! They now have 10 full days to fly down to look at the condo. If they change their mind or don’t like it they get all of their earnest money back. It is that simple.

There has been a flurry of condo sales at The Edge at Grayhawk recently. The market in Scottsdale in the lower price ranges is really starting to move fast. Numbers don’t lie. The number of listings is down and the number of sales/month is moving up. There have been numerous foreclosures at the Edge which further fuels the fire. There are often multiple bids for each new foreclosure that goes on the market. The foreclosures in the Edge that are on the market more than 15 days are very few and far between. They are either facing Thompson Peak Parkway or are priced inappropriately. The good foreclosures go quick.

A whole new shopping center, Scottsdale Quarter, is opening this month just minutes away from Grayhawk. The Scottsdale Quarter is conveniently located across the street from Kierland Commons on Scottsdale road. It is a $270 million dollar mixed use developent designed similar to Kierland. It will have shopping, restaurants and even a specialty grocery store, Oakville Grocery from Napa Valley. The new center will include high end retail stores such as Williams and Sonoma, West Elm, Nike, Apple and H&M. Restaurants will include the Brio Tuscan Grille which is scheduled to open later this month.

This is very appealing to both fitness fanatics as well as the casual exercisers. The facilities are very different so the ability to use either simply multiplies your choices. For instance, the fitness facility at The Venu at Grayhawk is oriented as a fitness studio. Classes include Yoga, Cardio-Blast, Spin and Total Body Conditioning. The Yoga class is stretching and toning using the body’s own weight as resistance. The club provides yoga mats or you can bring your own. The Cardio-Blast class is a combination of hi/lo aerobics. It is a fast paced workout which incorporates cardio, kickboxing and muscle conditioning. The spin class is indoor cycling as a group done on stationary bikes to the beat of high energy music. Total Body Conditioning is a body sculpting class using the stability ball to target individual muscle groups. The Edge Fitness Facility is much more oriented towards weight lifting and circuit training. The club is packed with state of the art weight training machines.

Venu at Grayhawk is one of my favorite Grayhawk condos because of all of the community events. It has a real social atmosphere and residents can get as involved as much or as little as they like. This month’s events at Venu at Grayhawk include Casual Dining Night in the Great Room, Movie Night, Brown Bag Wine Club, Smoothie Sunday and Wine Down Movie Night.

The Casual Dining evenings are on Monday nights with Chef Mike in the Great Room. Start your week by leaving the cooking to your resident Chef. Great cooking and great fun! $12 per person, RSVP required. This month’s menu includes Traditional lasagna with meat sauce, Chile Verde with black beans and tortillas, Herb crusted wild caught salmon with cheesy potatoes, Maple glazed bone-in pork chops, Pannini caponata with procuitto.

Tuesday evenings are Movie Nights at the Great Room Theater in Venu at Grayhawk. Check out the upcoming shows on the Theatre marquee.

The Brown Bag Wine Club is for all wine lovers. Chef Mike started the wine club for everyone interested in wine. Whether you are a casual wine drinker or the most sophisticated sipper you want to be part of the club. Bring your favorite bottle and join the fun. Chef Mike will prepare delectable appetizers to go along with the wine. $15 per person, RSVP required. The Concierge at the Venu has told me that this event is booked solid every single time and they have to turn people away. So RSVP early!

Smoothie Sundays are a favorite of many residents. Chef Mike starts your Sunday off right with yummy smoothies. $3.00/smoothie in the Great Room.

Wine Down Movie Night is a great way to meet other residents. Bring your favorite drink and “wine down” with your fellow adult residents while you enjoy viewing a movie in the Theatre.
